How accurate is a desktop valuation compared to an on-site one?
Desktop valuations are highly accurate for standard properties in active markets, typically within 5–10% of the on-site figure. On-site valuations add precision for unique properties, poor condition, or significant improvements not visible from street data.
How long is a valuation report valid for?
Most lenders and legal purposes accept valuations completed within 3 months. Market conditions can shift quickly, so we recommend refreshing your valuation if more than 90 days have passed since the report date.
Will my lender accept your valuation report?
Our on-site valuations follow RICS guidance and are accepted by most major UK lenders for remortgaging, equity release, and secured lending purposes. We can provide a Red Book RICS valuation on request for an additional fee.
Do you value commercial and mixed-use properties?
Yes. We value retail units, office space, industrial units, HMOs, and mixed-use buildings. Commercial valuations require specialist analysis of yields, lease terms, and comparable investment sales, so pricing is quoted individually.
Can you value a property for probate or inheritance tax?
Absolutely. We provide date-of-death valuations for probate applications and inheritance tax returns. These are prepared to HMRC standards with supporting comparable evidence to withstand any challenge.

We cover all of London and the Home Counties for on-site valuations, and provide desktop valuations nationwide across England, Scotland, and Wales. Travel charges may apply for on-site visits outside Greater London.
